Concrete Soffit Repairs & Carbon Fibre Strengthening
Scope of Works
Perfect Remediation was engaged to carry out structural concrete repairs and strengthening works at a private residential property in Kingsford. The scope covered both initial base works and subsequent variations, and included:
- Demolition and removal of floor tiles, balcony balustrades, and an FC sheeting shed
- Surface investigations and concrete condition assessments
- Concrete cancer repairs to overhead and horizontal soffit zones
- Screeding to underside balcony soffit
- Supply and installation of S812 carbon fibre plates (as a strengthening solution)
- Adhesion testing and reporting across two site visits
- Epoxy crack injection in identified sections
- Drip groove remediation for slab edge preservation
- General surface protection and waste removal, including window/door masking and skip bin management.
Challenges
- The property had limited design documentation for the slab conditions, meaning strengthening scope had to remain flexible until site exposure
- All works were performed in a residential setting, requiring careful management of dust, access, and working hours
- Carbon fibre installation required strict substrate preparation, including control of moisture content and substrate roughness
- The FC shed and balustrades had to be carefully dismantled without disturbing adjacent finishes or residents’ landscaping
- There was no tolerance for surface deviation during carbon fibre install, and propping had to be carefully timed to accommodate curing schedules.
How PRR Overcame the Challenges
Perfect Remediation delivered a technically sound outcome under controlled conditions:
- A pre-install inspection and investigation phase was completed to refine quantities and validate substrate adhesion conditions
- The team conducted moisture content testing and surface profiling to ensure compatibility with Sikadur 30 adhesive systems
- Carbon fibre strips were installed flush to the slab soffit in accordance with TR Consulting Engineers’ design guidance
- PRR managed the job entirely from site establishment to clean-up, including all demolition, supervision, protection works, and debris handling
- The result was a structurally reinforced slab, with a discreet and permanent strengthening solution completed on schedule and in line with all engineering requirements.
