Perfect Remediation has successfully completed the roof remediation work, including structural steel & box gutter replacements to the existing 20 year old pool hall facility at Mt Annan Leisure Centre, Camden
Council
. As the principal contractor, Perfect Remediation was responsible for the management and
delivery of the entire project which involved steel remediation works to the main saw tooth roof
structure, all steel columns within the pool hall, general lining repairs, roof purlin remediation and
painting and the replacement of 325 l/m of the roof main box gutters.

The scope of work included:

  • All works completed over 2 main stages with the operation facility
  • Replacement of the existing deteriorated & unsafe box gutters 
  • Design & Construction of new Box Gutter System (325+ lineal meters)  
  • Design & Construction of new Insulated Fibre Cement bulkhead to underside of box gutters
  • Installation of certified separation hoardings & screens
  • Installation of full Bird Cage scaffolding for all high-level works
  • Structural Steel Remediation of the main curved saw tooth roof structure
  • Steel column base rust remediation works 
  • Painting of Steel structure 
  • Floor & Wall Tiling works 
  • General roof repairs to adjoining Sports Hall main roof
  • Preparation & application of new non-slip paint finish to existing grandstand steps
  • New concrete plinth protection bases installed to base of round steel columns
  • Complete Pool Hall Painting to Walls
  • Make Good works to all existing main roof apron flashings 370 l/m  
  • Make Good to all existing Danpalon wall sheeting
  • Pool Slide Remediation, involved sand blasting of existing steel, general spot repairs and re-coating of the steel with a 3 coat Dulux system

Pool Hall repair

The project presented several challenges. The key challenges included working in a live environment in
the busy leisure centre and planning the works around the operational areas in a way that guaranteed
minimal disruptions. This meant that the works needed to be planned in stages to ensure the pool hall
remained operational to service the local community patrons throughout the project duration. The
existing pool facility is heavily relied on by the local community for personal use but more importantly, the facility runs a number of classes all year round in the 25m lap pool. In addition, the remediation team
shared the existing facility loading dock area with the ‘Y’ facility maintenance teams. A safe separation also needed to be maintained between the construction site and the operation pool areas. Some of the other challenges were working and planning around the weather conditions and physically accessing the main structural steel roof area for roof leak maintenance and repairs.


Perfect Remediation team overcame the challenges with diligent planning and exceptional management
skills. Our team worked closely with Camden Council & the ‘Y’ across all on site & construction aspects
and ensured the least amount of disruptions to the existing busy operational facility. Close management
on site was maintained by our team during the works to ensure all activities were performed safely. In
addition, Perfect Remediation team communicated with the ‘Y’ staff on a daily basis to ensure they were
kept up to date with the activities and general progress. Our crew continually controlled the dust and
debris using controlled measures to ensure a safe and clean site at all times.

Perfect Remediation and Refurbishment successfully delivered the challenging project while maintaining a great working relationship with Camden Council and the ‘Y’ teams. PRR effectively achieved a watertight stormwater system to the pool hall, repaired and sealed a large portion of the structural steel giving it further longevity and, lifted the overall physical appearance of the pool hall which in turn, will continue to look presentable and provide a pleasant place for local patrons to use and socialise for many more years.
