Building Remediation and External Works
Scope of Works
Perfect Remediation was engaged to carry out a package of remediation and construction services across multiple areas of a residential complex in Beaconsfield. The scope of works included:
- Installation of aluminium light-weight scaffolding to the building façade for access to upper levels
- Scaffold access tower setup, complete with lockable gates and pedestrian controls
- Plasterboard removal and water-damaged material strip-out in internal units (e.g., skirtings, insulation, plasterboard in living room and bedroom)
- Roof terrace remediation works, including tile removal, surface grinding, protection of finishes using Honcho mats, and preparation for future reinstatement
- Labour and waste management services, including skilled carpentry, labourers, and tub bins for debris and material containment
- Traffic and pedestrian control, supervision, and on-site coordination to maintain safety and access throughout active work areas.
Challenges
- The project required complex access solutions to reach upper-level façades without disrupting resident entryways.
- Internal works, including water damage repairs, needed to be completed with minimal disruption to tenants and with high cleanliness and safety standards.
- The rooftop environment introduced logistical difficulties, such as managing loose gravel ballast, lifting heavy tools and materials, and protecting waterproofing layers during demolition.
- Scaffold erection near a residential pedestrian entry demanded careful planning to comply with safety and access codes.
- Weather was a variable factor during the exposed demolition and removal of rooftop finishes.
How PRR Overcame the Challenges
Perfect Remediation navigated the challenges with a combination of technical expertise and careful coordination:
- Modular scaffold systems were used to allow efficient access while preserving site aesthetics and ensuring resident safety. Scaffold towers included ladder access and lockable entry gates.
- Internally, crews worked efficiently to strip and dispose of water-damaged plasterboard and insulation, completing the work in a single day with effective site cleanup.
- Honcho mats and dust suppression techniques were used on the rooftop to protect sensitive surfaces and surrounding finishes during tile demolition.
- Experienced project supervision ensured proper sequencing of scaffold, demolition, and labour services.
- Waste was tightly managed with tub bins placed strategically across the site to avoid unnecessary movement and maintain cleanliness.
