Car park remediation for Newcastle assets: Car parks, podiums and rooftops repaired and re-waterproofed to the specification
- Car park decks, podiums, basements and rooftops repaired
- Concrete repair to the engineer's specification
- The specified membrane installed with hobs, upturns and drains
- Staged bay by bay inside fenced exclusion zones
- Honeysuckle, Newcastle East, Charlestown and Maitland
- No strata, balcony or home waterproofing work
Yes, Perfect Remediation repairs and re-waterproofs commercial and council car parks, podium decks, basements and rooftops in Newcastle and the Hunter. The membrane has failed, the deck is spalling and the car park has to stay open: we find the source, repair the concrete, re-waterproof to the specification and stage the work around the traffic. Where we draw the line is set out below.
Call (02) 7912 3054 or send the form with the engineer's report or photos.

What we repair and re-waterproof
Water gets through a failed membrane, sits on the reinforcement and the deck spalls. Patching the concrete without fixing the membrane means patching it again, so one scope covers both:
- Car park decks: spalling and concrete cancer repair to the engineer's specification, breakouts cut square, reinforcement treated, patch reinstated, control joint bandages repaired.
- Podium decks and rooftops: failed membrane investigation, then the specified sheet or liquid membrane with hobs, upturns, drains and falls made good.
- Basements: concrete repair and protective coatings to walls and slabs.
- Council assets: below ground tanks, culverts, pool structures and car park decks.
- Terraces, planter boxes and plant decks on commercial buildings: the leak traced to its entry point and rebuilt.
Joint and crack repairs are steps inside a deck repair; where joint sealing or crack injection is the whole job, Perfect Concrete Care's pages are linked below. For beams, columns and propping see structural concrete remediation Newcastle.
Where this work happens in Newcastle
Newcastle's decks sit around the harbour and through the Hunter's town centres. Honeysuckle carries newer commercial buildings with podium decks over car parking and basements close to the water table. Newcastle East and the CBD hold older multi level car parks, hotels and offices with rooftop plant decks. Charlestown holds the big commercial car parks of Lake Macquarie, and Maitland and the Hunter councils own civic car parks, pools and depots. The university and hospital campuses run multi storey car parks in constant use, and the plant buildings at Kooragang and Mayfield carry basements and loading docks in salt air. Near the coast chloride gets into decks and spalling shows early. These are places we cover, not jobs we have done.
To be plain about it: our published car park and waterproofing jobs are in Sydney and we have no Newcastle or Hunter job on the site yet. Crews and gear travel up the M1 from our Marrickville base, and Hunter work is booked as a block so the crew sets up once and stays.
Our published jobs in this lane are separate stories. At the SBS car park at Artarmon a five storey car park in daily use was repaired in stages so there were always enough car spaces available. On the Sofitel Sydney Wentworth rooftop a new PVC membrane and liquid membranes went down, the perimeter hobs were repaired, new rooftop stormwater drains went in and a raised paving system went over the top, hotel trading. At Bromic's Ingleburn head office the leak was traced to a terrace with no membrane under the sill and rebuilt; the Cumberland Council balance tank had a membrane applied to its walls and floor; the Collaroy basement had its sheet pile walls coated. No single published job combines a car park deck and a new membrane. References are available on request.

How we do it
The sequence on any deck:
- Investigate. Start from the engineer's report or the leak: delamination survey and tap testing to the engineer's scope. Each area is marked and photographed before cutting.
- Stage. Fenced exclusion zones, dust and debris control, night or weekend windows where noise matters, lift and loading dock access agreed with the operator, so bays stay open.
- Repair the concrete. Breakouts to the engineer's specification, reinforcement treated, repair mortar reinstated, hobs and upturns rebuilt, propping where called for. A defect bigger than expected is recorded and goes back to the engineer.
- Re-waterproof. Substrate prepared, the specified membrane installed with upturns, hobs, penetrations and drains detailed, falls made good, paving or finishes reinstated.
- Record. Every breakout and membrane area logged and photographed against the ITP, with weekly reporting, so your asset engineer gets a handover pack.
Before you ask for a price
What to send:
- The engineer's report or waterproofing specification, if any.
- Where it leaks and what sits underneath.
- A drawing or sketch of the deck with the area, hobs, drains and joints.
- How many bays must stay open, hours, noise windows, lift and loading dock access.
- Access: heights, scaffold or EWP, inductions and permits.
Those decide most of the cost. No report yet? Send photos.
What we do not do
We do not take strata, owners corporation, apartment balcony, unit or home waterproofing work; if that is your building we will point you elsewhere. We are not membrane specifiers; your engineer or waterproofing consultant sets the system and we install it. Where the whole job is taking off an old membrane, that is Perfect Concrete Care's lane, linked below.
Common questions
Who specifies the membrane and the repair?
Your structural engineer or waterproofing consultant. We price to that specification and install the system it names. No specification yet? Tell us where it leaks.
Does the car park have to close while you work?
Usually not. Repairs are staged bay by bay inside fenced exclusion zones. The SBS car park at Artarmon stayed open through its repairs.
What if the old membrane contains asbestos?
The Sofitel rooftop membrane tested positive. A safe methodology is agreed first, the old membrane is handled by Perfect Contracting, another Perfect Group division, and we re-waterproof once the deck is clear.
Have you repaired a car park or re-waterproofed a deck in Newcastle?
Not yet on a published project. Our published jobs in this lane are in Sydney, and the crew travels to the Hunter from Marrickville with the same staging, method and records.
