A long-term tenant had opted for non-renewal of their lease, and with the many years of their tenure came the idiosyncrasies of a longstanding tenancy. In short, almost the entire space had to be reconfigured back to base.
Office Refurbishment
We dismantled semi-permanent partition walls and recycled the kitchenette and temporary workstations. In addition, we recycled abandoned furniture where possible. Then removed All tenant-installed communications systems.
We had reinstalled the entire suspended ceiling. Also, we had to replumb, rerouted existing services, returned them to stock, and had to patch many holes in both plasterboard and concrete surfaces. We repainted every surface and installed new floor coverings. Moreover, we balanced the mechanical ventilation system to suit an open plan design. Dismantled the Comms room and removed all associated non-original wiring recycled, including throughout the ceiling spaces. This included the gas suppression system.
Warehouse Refurbishment
A semi-permanent IT server room was demolished, with floor and wall fasteners concrete patched. Fire-rated exit doors were supplied and fitted as per the BCA.
External Refurbishment
An illuminated sign and associated wiring were removed and the parapet was patched and repainted. Gardens were tidied up in readiness for landscaping. External walls were fully repainted.
