Lobby Concrete Column & Slab Repairs
Scope of Works
Perfect Remediation was engaged to undertake targeted concrete repair works within the lobby of the Sofitel Sydney Wentworth as part of a wider refurbishment initiative. Our specific scope of delivery included:
- Tap testing, site preparation, and concrete condition survey
- Concrete column repairs, including removal of honeycombed or spalled surfaces and reinstatement using high-strength repair mortars
- Concrete slab repairs at multiple locations, including slab penetrations and surface degradation
- Preparation and patching of slab penetrations, in coordination with engineers and surveyors
- All materials, labour, and supervision for formwork, surface cleaning, patching, and levelling
- Use of access scaffold and containment equipment to reach elevated areas safely.
Challenges
- The scope was embedded within a live commercial hotel refurbishment, requiring discrete operations and effective coordination with other trades
- Some slab penetrations had restricted underside access, necessitating scaffold setup and strategic propping
- Variability in existing concrete conditions required real-time adjustments to quantities and application areas
- Client expectations for clean, flush finishes were particularly high given the five-star hospitality environment.
How PRR Overcame the Challenges
Perfect Remediation adapted to the dynamic site conditions with control and professionalism:
- Performed detailed preparation and patching on over 716 litres of concrete across floor and soffit zones
- Completed the column repair scope with a total of 172.2 litres applied across designated locations
- Collaborated with the project manager and site engineers to adhere to warranty conditions, as required for structural compliance
- Installed temporary scaffold and formwork safely and efficiently, enabling fast and tidy repairs above sensitive areas like the Flynn Bar and gym
- Delivered the project in alignment with staged scheduling, avoiding disruption to the hotel’s public-facing operations.
