YMCA Gym Refurbishment Works - Reception Joinery & Gym Wall Removal
Scope of Works
Following successful remediation works for Camden Council at the broader Mount Annan Leisure Centre site, Perfect Remediation was engaged directly by tenant YMCA to carry out targeted interior refurbishment within the gym facilities. The project scope included:
- Full demolition of a lightweight internal partition wall separating the gym and spin classroom, including removal of floor-to-ceiling mirrors and steel doorframe
- Make-good works including plasterboard bulkhead construction, sanding, and paint blending to match adjacent finishes
- Complete replacement of the reception desk/joinery counter, including fabrication in similar laminate, integrated drawers and cabinet locks, and power/data cutouts
- Disconnection and make-safe of power and data services, followed by rough-in for the new joinery unit
- Management of joinery shop drawings, stakeholder approvals, and full coordination of site activities
- Waste disposal and final cleaning, including a 10m³ skip bin and progressive debris management.
Challenges
- While the gym was temporarily closed for refurbishment, the works had to be completed on a fast-tracked program to minimize facility downtime
- The wall being demolished featured attached mirrors and a steel-framed doorway, which needed safe and careful removal to protect surrounding surfaces
- Integration of electrical and data cabling was partially unknown until demolition was completed, requiring reactive adjustments during site works.
How PRR Overcame the Challenges
Perfect Remediation used the gym’s brief closure to complete the works efficiently and on time
- The team implemented a tight two-week construction program, completed within the closure period to ensure the gym could reopen on schedule
- All demolition was carried out with care, including protective measures for finishes and use of soft tools where required near mirrored surfaces
- A shop drawing approval process was facilitated quickly with YMCA, ensuring the joinery design was aligned with operational needs
- Power and data services were assessed and modified reactively once exposed, with the team adapting quickly to finalise cable routing
- The project was delivered with clean handover, full waste disposal, and no reported impact on reopening operations.
