HAZMAT Remediation & Make Good Works - George Street Tenancy
Scope of Works
Perfect Remediation was engaged by Ventia to carry out end-of-lease make good works at a tenancy located in the heart of the Sydney CBD. The works involved the safe removal of hazardous materials from ceiling cavities, minor refurbishment works, and final cleaning to return the tenancy to a compliant and handover-ready state.
Key tasks completed:
- HAZMAT removal from ceiling voids using decontamination protocols
- Establishment of an on-site decontamination unit, following safe work procedures
- Third-party hygienist engagement for air monitoring and final clearance certification
- Installation of ceiling hatches and AC grilles where missing or removed
- Final detailed cleaning of the tenancy, including vacuuming and surface wipe-downs.
Challenges
- The presence of hazardous material in ceiling cavities required a strict safety plan and environmental controls
- The site was located in a high-traffic area of the Sydney CBD, requiring tight access management and coordination with building management
- Handover timeline was tight, and works needed to be completed on schedule to allow for final inspections and lease transition
